Where's the demand? There's for sale and for rent signs all over the place and properties are moving way slower than they used to. Also, there are a lot of new construction projects going on, especially in commercial real estate, without any visible demand. I think the banks that loaned money for these projects are in a vulnerable position, and I think there is a shift already occurring on the supply/demand curve that is going to kick the chair out from under these inflated numbers we're dealing with. I guess time will tell.

I saw the article. The only fact that is actually mentioned is that two houses that were listed on their site sold. The unavailability of data on real estate sales makes it difficult to pinpoint where the market is at. I think residencial properties are moving, but much slower than before and at very flexible prices and terms.

The article supported my commercial real estate take. It's simply overbuilt. Also, I think there where a lot of projects that were started before Sept. 11 and because they were past the point of no return with them, they forged ahead and completed and are in the process of completing them, knowing the economic downturn that awaited them (examples..new mall of the east side of town and the Courtyard Inn in Plaza Itzcasu). Many of these projects wouldn't have been started if their planners had the benefit of hindsight. The retail stores have been slaughtered since last Xmas, and I've seen a lot of them down size or fail. Nobody's buying anything. It's erie. Many are just hanging on til XMas. Watch how many retail stores go out of business after December.

As I say you don't make yourself clear on your posts, if you're trying to say that the behavior of some Americans here in C.R. is embarrassing I agree, but in all honesty I don't see what you're getting at.

Secondly I'm not trying to imply intentions of wrong doing, I'm simply saying that those that deal rentals at artificially inflated rates look for newbies that don't know any better and or those not comfortable enough in the country to live among locals.

As far as willing to pay for what they want, IMO it's more a matter of knowing where to look. I recently passed up a rental in a Tico neighborhood, 3bdrms (master bdrm big enough for a real king sized bed with walk in closet and private bath with tub), 2bths total, centralized hot water, living room, dining space, U.S. style kitchen, pantry/sewing room, laundry room, two car garage with electric door, small front and back yards...$400/month.

Alitercorpsa, I am not putting you down because you are in real estate. Where did you get that from?

As far as doing business the same as in the U.S, well that is bullshit. There are no exclusives, no MLS system and the real estate agents have zero laws to follow here.

Alitercorpsa, someone I know got robbed yesterday that was renting a house for $1500 a month in Guachipelín de Escazú.

3 men tied them up with guns and put them on the floor, covered their heads with sheets and robbed them dry.

As I said, it doesn't matter if you are renting a $300 or $2000 house, these robbers don't discriminate.

Actually I am sorry to point the obvious but if I was a robber I would look for people with money

There are plenty of decent neighborhoods other than Escazu, crime free , none of course

well said, but people get robbed in well to do places and there in also more crime in lower income areas all over the world. I don't consider this "bitching all the time" about CR. Instead, we're informing people about a side of living in CR that they might not be aware of. Most people have no idea what they're walking into with this place. For me personally, it's been way more frustration and dismay dealing with the unprofessional business side of CR than the street crime. I'm tired of lawyers, government officials and inspectors, employees, customers, and basically anyone I come in contact with in business here trying to f*ck me over because I'm a foreigner here and "greedy" enough to invest in this country and create jobs for people here. But that's a whole new thread.

There are downsides to CR,but at least for me the upsides far out weigh them.It is not for for everyone,and I am glad its not.

I've never had any problems myself, but I recon that is just luck. In the past 2 weeks 3 of the Tico's I work with have been victims: 1 had his car stolen, and 2 women got turned over by a fake taxi! I mean, a fake taxi!

Must admit I hesitate to take a taxi anywhere in town nowdays. Oh well, eyes and ears open...

I will admit that there are some plusses to living here but I think the "foundation" in which a society builds is missing in CR. You can talk about crime in the US but I never knew anyone who was robbed on the street or went into a "fake" taxi and was robbed. Here I know A LOT!

I would like to see more police officers and more enforcement of the law. I see the law being broken every day (even police officers breaking traffic laws) and rarely any police on the street. I am assuming there are actual traffic laws.

I'm one of the most avid Americans I know on sticking up for C.R. against the frequent and often offensive complaints of my countrymen.
