no it's really a good deal just look at the math. Lot size 396m2 $200 per m2 is what people are getting out there ( asking $250) $79,200. The construction 350m2 at $700 per m2 is $245,000 alone. Vaule $324,200.

When are they going down (in Costa Rica)? I want to buy.

What are construction costs for building a new house? $700 per m2??

Seems that where undeveloped land is plenty (like in CR), developed real estate can't bubble too much over land costs + construction costs.

$200/m seems pretty high for land, you can get $60-80/m a bit further West.

The house is big, but ugly.

Bello Horizonte sucks...narrow roads and too close to alajuelita.

per meter price of construction depends on the quality of the materials and the fixtures in the house can be $200 per m2 and up seen some as high as 2k per m2 in million dollar homes.

$700 per sq meter is the average in condo's with luxury finishings (marble, granite, vaulted ceilings, recessed lighting etc...) This is a refurbished home so you can't expect to use the same indicator than a new construction. And if you are financing the purchase good luck with that...
I doubt that a bank will come up with your same calculations.

as soon as the influx of foreigners pushing the prices up/paying ridiculous prices for houses/land ends.

now when is that happening? everything I see says 'it has already started', things are much tigher $ wise up north, besides there are many foreigners that are realizing that the increase in violent crime that we are having and therefore are leaving/stop coming/cancelling plans to buy etc

for the higher end of the housing market there will always be demand as rich people can always 'just pay' for what they want, the question is, how much longer will they want to buy stuff here with all the stuff that goes on, for the middle end where most of us are....thats where I see the biggest decline, small houses starting at 150k are NOT viable in the long run, 800 meters away from my house they are building condos.....starting price 195k wtf?

I have a friend that builds homes in Escazu and the surrounding area and he last told me about a year ago it was $400/M to build and I know costs have increased then so I would guess about $500 per meter now.

A lot in Bello Horizonte like that would cost between $100-$125/m.

That gives you:

$50,000 for lot
$150,000 for house

$200,000 total a steal if it is a brand new house but this is remodeled.

$170,000 to $185,000 would be a a good deal on this place in my opinion.

First one has to be a buyer and then we talk about the terms. No offence. But your pricing the lot with knowing the location and pricing constrution cost with out seeing the house.

$500m2 for construction is about right.

Bello Horizonte is the lower end of Escazu food chain and many are trying to get out. As pointed out it's very close to Alajuelita. I'd say 30% of the houses in Vista Alegre are for sale which should tell you something.

It's a decent sized piece of land though and a decent sized house by Escazu standards. Someone with a family on a budget will buy it eventually.

It's really hard to judge for how much though as they have put an emphasis on showing the yard in these pics, not the inside of the house. We see a smallish kitchen and what appears to be a decent sized master bedroom.

I'd bet this place ends up going for about $205-$210 when all is said and done. Maybe a tad less depending on how the rest of the inside looks.

Not only Alejuelita but lets not forget that Los Anonos is right next door. Atleast you wont have to go far to buy crack or to get fucking murdered.

Dude you nailed it. I bet your $205-$210 is dead on what it is worth.
