Better question.....what do you do if you are use to living like a king and the FBI comes to your house one morning and take all your money and try to put you in jail?

But to answer your question... Have you ever looked into a carwash? The do it yourself ones with a automatic or two. I know acouple of guys who own them and they have a few benefits. Such as, cash and if you put it in a nice location it will help you pay off the property loan while the value goes up.

One of the biggest real estate explosions out here in California was STORAGE UNITS or a storage unit business. Not tennants to deal with so headaches from people. No gas or water utilities to worry about. If people don't pay their rental fee they forfeit their property. There is a huge Storage Unit complex down the street from me. About 500 units. One guy manages the whole complex. Collects the money and watches satellite TV all day.

I have 4 rental houses and a condo near campus that I rent out. They are a great tax write off since I have a good job and single. They are a neg in that renters are a different breed. I have won a couple lawsuits but yet to collect a penny of it from the deadbeats. I basically break even on the properties and am gaining equity that I can take on the backend. If a couple 3 months of bad no pays will upset your finances don't get into this. I am just looking to get out my equity in a few years and it should be a good lick.

Journeyman, there's all kinds of stuff you can get into that pays decently for very little money. $200k is a fortune in some businesses. There are a lot of decent online ventures that can be done for low five figures yet produce an income that, measured as a percentage ROI, is unbelievable. Plus you have the flexibility of working your own timetable, lots of freedom, etc. Find something decent to wrap up say $ 50k into and float on the rest. In 2-3 years the real estate bubble will likely have burst and the wisdom of picking it up as an investment will seem a lot different than it does today.

I am in the middle of Mexico in a retirement hotspot and it is the same down. $200K will go a long way down here. You can easily open a business and there is plenty of rich gringos down here that are not price sensitive and your operating expenses are not nearly as much as in the US. I am currently in negotiations to buy a restaraunt/bar and expenses are not nearly what they are in states and you can charge comparable prices. For instance, the young hot mexican waitresses get paid like $40/wk + tips like for 50 hours of work. Living expenses are also much cheaper down here and the weather is perfecto. You don't even need to be able to speak spanish to get by. And young caucasions w/ dinero are a commodity w/ the senoritas.


So if you have no major attachments in the U.S., head south of the border and live like a king.

James, where are you exactly? I have a house in Mexico, but far off the gringo path. Thinking of selling and using the proceeds to buy something in Mexico and renting it to gringos, sort of a "get to know the place" rental where they can move onto something else if they want. Any ideas?

Not sure, Judge could probably give a better answer than me. I can tell you this, one good person in a small book can do the job of 5 mediocre staff members at the same level. I think 200k is just the get in the door amount though and is the bankroll alone. It will be a mostly credit shop and needs partners not only for capital, but for having access to customers. The small shops that do well generally do so because of who they know, not really because of how well they operate.

San Miguel de Allende. It is right smack in the middle about 170 miles north of Mexico City. The population of the town and surrounding area is roughly 80,000 or so w/ maybe 4,000 gringos. Most are retirees but there is also a sizable about of tourists because of the historic nature of the town, as well as many students attending the various art and language schools. The high temperature is pretty much between the low 70's to low 80's all year around and there is little humidty b/c of the high altitude.

Although, the real estate market has been heavily pounded the last few years, the town is ever expanding and there are still plenty of opportunities.
