Hey guys,

I hope that everyone is well and preparing for football, or enjoying those last slow-season vacations.

I have a rental house in the Paco area which is a 3 bdr two level home with an enclosed yard area. Its just $1,200 and that price is negotiable.

My question is how many families in CR make enough to pay $1200 in rent??? In the US they require 3 times salary to qualify so that means $3600/month in gross income, or $43,200 annual salary. I am guessing 5% of CR families make that much, if even that...

You get that or more if you get to high management in top private companies, or if you own a boat and get a night job picking up packages falling from planes.

Faro Escondido is really lovely, (I just returned from there this morning). You have ocean view 3 bdr condos, individual houses, or the larger duplexes. I can arrange financing if a client can arrange a reasonable down.

Same goes for some of the houses I have in Escazu/Santa Ana. Some the owners will finance and some have pre-approved financing from the bank for the property, though you still have to qualify, its a lot easier this way.

F.Y.I the rent on the 3 bdr + maids house in Paco has been reduced to $1,000.
Pets would be no problem in this place because of the green area.

If you prefer something brand new with excellent security there is this, 3 bdrs, views, nice looking apt. Totally secure, pool, squash court, gym and asking $1,500. Paco

Or... if you need furniture, there is a gorgeous totally furnished condo in Escazu with a lovely green area renting at $1,500. Pool and tennis are nice features of this project.

Oh yeah... and two cute houses near Sabana in a gated community of only four. These are under $1,000 and great options for people working in Oficentro or the new building.
