get a licenced contractor and have him do the hiring of sub contractors for you if you want the job to be stress free. it's going to cost you a little more but the peace of mind knowing that everyone has insurance in case they f something up is worth it. dont go the ricky ricardo home depot route you'll regret it

Thanks Teddy. I can use work in every room, just don't know where to start. I was told likely the bathroom and kitchen first, or maybe windows 1st.

Good advise. Just finished a 27 by 25 room in my basement. I paid a little more and got the best company around. The only thing i had to do is put a doornob on. Cost me $20,000, but no headaches and it was done right and in under two weeks.

Whatever you do, get 3 or 4 quotes. You will probably find a huge price variance from one contractor to another. When you are close to making a selection have them reduce their bid to writing. This will help to avoid misunderstandings.

Also, be careful to avoid high pressure salesmen working for outrageous commissions. This will only serve to add thousands to your final cost.

As to where to start, the kitchen and bathroom will add the most to home value vs. money spent.

Thanks Guys, The kitchen and bath are likely where I will start. Windows are no big deal, but as far as internal restructuring I was hesitant as to where to start. I think I will go bathroom 1st after windows. I will need to replace floor, walls, sink, and the toilet. This will be a hassle for sure, but looking at the equity I already have in the home, it should be a good move on my part. I like the contractor route over self work, just for the warranties. And the man hours have to mean something for me if I were to try on my own. Next would be the Kitchen adding a new floor and new cabinets. A new stove would not hurt. I have 2 nice refrigerators already.

better start from foundation up it sounds like.
also a big no-no dont give up any starters checks
pay extra for materials (lumber yard stuff)

i repeat dont get your final fixtures and tools from home depot junk junk junk

yellow pages for your subs do things in correct order to

horse will not push the cart.

where you at anyways??? if close enough we've been known to travel

I am putting more consideration into this, and I feel the choice is bath 1st from reading here.

I've done my whole house pretty much myself, I started at the front door and worked towards the back of the house.

Ask a lot of questions at a mom & pop hardware store.

On that point, menards and Lowes plus Walmart have run the mom and pop shops out of town.

Still good advice. A few have weathered the storm.

Yes it is because those profits leave the city/hometown for the most part and end up elsewhere.
