I got a question...is it considered "renting a place out" if the tenant never pays the rent?

I never got into a non-payment issue, it could fuck you bad if you be paying say $800 month mortgage, and not getting the $1100 month rent to pay it, and it takes months to evict, and tenant could do mucho damage as well. Even worse if tenant had kids ( eviction wise).

There be downside potential to being landlord, lots of downside potential. I've been a rentor also. I get a good rate, I don't bug the landlord for nothing, so they keep the rate. As a landlord, I went below market and expected tenant not to bug me with petty shit, it worked. If I had to go there for every stupid little thing I'd raise the rent. My tenants typically had a one year lease reverting to month to month after the term, and stayed 2-3 years.

A malicious tenant could kill you. For example I know enough about construction that I could virtually destroy a home by cutting trusses and stuff, and cause to place to need to be knocked down, all with no noise, much worse than somebody kicking in sheetrock and general trashing, I could target the very structure itself, if I was BAD !

The girl ( actually about 23-25)basically lived alone in the 1 BR condo about 3 mi from Pfizer, and went to parent's home about 50 mi away on weekends. Dad is lawyer, probably born in India, she may have been born in USA, spoke perfect English but easily ( IMO) spoke the native toungue with family. Great tenant always paid on time, left place clean.

There was a minor issue about her wanting the security deposit back before I could inspect the place, but we worked it out. She was pretty HOT too.

Two: Professional college educated Indian chicks tend to stick to hooking up with Indian guys. If I were single and she wasn't traditional Indian type, I'd be game, but that was far from the case, plus I'm about 15 years older than her, not that would stop me, just not a thing that was in the cards by any stretch of the imagination.

I'll say this again. I am not a scalper. I am probably what you would call on "the other side" of scalping, I think it can be done but have other thoughts and ideas on how and why to do this.

I know the realities and how to apply them but I don't have the PATIENCE and BANKROLL to make this work and you need both. Guys like Fishhead, Santo, Orbit are the ones you want to talk to.
