Condo buying tip : Don't buy the model home !

Condos are built in phases ( construction term), they start with the "models"...what the salespeople show potential buyers with the mini-furniture.

When they build the other few hundred units, they correct problems from the models.

You'll get shit that wasn't foreseen when you buy a ,former model , crap like:

I can't add a screen door ( or can only open it 8" if i do) because the plan puts a light fixture in the way that impedes it, and no thought given to a swinging screen door.

Models are experiments, they start there , then work out problems later. Don't buy the first built unit, buy the one where they fixed the flaws in construction.

Models are made to look extra-nice, but hide problems. I'm sure my unit (building) was a model, its closest to the street.

Build one, see what's Fucked up, then build the rest, refine as you build the later phases.

I used to install ductwork for AC, something is terribly wrong in the model, I have to (N-rig it to work) somehow, whatever to make it work. I tell my boss of the problem, maybe gets fixed by phase 3 or 4 ( he gets credit).

A Journeyman ( competent, but average) electrician, could see the light fixture should be roughed in 2 studs away, for a later door... He just follows the blueprints....

I did the same.... you want it there ....really....OK...are you sure you want that return right next to the supply ?....its going to just suck the air right back from the supply that's too close to it

It takes a few phases to get it right.

When I walk through model homes I also thought it be nice to move in and buy everything in it save a big pain in the ass from moving.

When I bought my condo here in Winter Park I got one of the few units in the complex that construction hadn't started on yet. That way I could see everything that was being done to it over the next couple months and also add modifications which otherwise would have been a pain to install afterwards. (ie. tile floors instead of carpet, chose my own cabinet features and appliances, etc.)

So that's another route to go and I'm pleased I did it.

I don't give a fuck. I love to terrorize the offshore forum on a regular basis. It's just whenever I post something that's legitimate these mods jack up everything together. Then when a "class act" does it, they split it up.

they iron the misteaks out in models, think about it, it's logical... I've seen it firsthand many times, you plan a few hundred units over say 4 floorplans, building #1 is the model with one of each .

Shit that didn't work as expected, major problem !, lets correct it on phase one, where we build 4 buildings for 16 units total.... and so on.

Now in boomtown (like LV), you built hundreds of these ( homes or condos), you can build'em across town (same design) same sub-contractors, same everything !

That model looks good, but there are Fuck-ups aplenty lurking in the daylight !

What year did you buy there? How many sq ft? If you don't object was just curious on the price. Used to live in Melbourne, bought for 140K house in '98 sold for 180K in '01. In '06 bitch sold it for 340K. I know market has now dropped, but has the drop been big?

some stuff is made to look overly good, but the 1st built building is always iffy, if a model, its a trial to fix crap on the next phase.

A custom home is different, no model first, but big bucks !

I don't care if I'm not believed, but the model is junk... its like assembling some item, first one takes an hour, you could do another exact item in 12 minutes, after doing the first one.

models are trials, to be perfected later
