Buying real estate in the Caribbean

Looking for:

Relatively inexpensive
Preferably direct flight from NYC or Boston
Beachfront available
Good appreciation value

I could look through 20 countries but if anyone has done the work, would love to hear thoughts.

Also, is there anyplace one can mortgage or is it all cash only?

I split time between Boston and NYC and was gonna buy a condo in Miami, but the maintenance fees are so out of whack that it is near impossible these days. ($2000 mortgage, $3000 maintenance)

Yea I'm also interested in this. As I have a condo down the shore that rents well, and I think I could rent one in the caribbean as well. Are they expensive?
