looking at a small portfolio of homes (18 total) within it, there are 3 properties in Dayton. I am located in Southern California, so not even close. The exact zip code is, 45417 these are small homes, 3/1 or 3/2's and around 1k sq ft or less. All but 5 properties are located in So Cal. The other 2 are in Henderson NV

So my question is how is the area? is it a place to stay away from? are these houses in the ghetto, suburbs, city?
Any info and opinions are appreciated

At the price we are looking at purchasing, we could sell these properties for a fraction of their value and still make a profit. What I dont want is to be stuck with a "condemned" property or something in the middle of the ghetto that we cannot sell

Stay out of Dayton. I am 45 mins south in Cincinnati. The few times I have been there, nothing much going on now, or in the near future. I could possibly check some places out for you and send some photos if I am in the area, or you cover my mileage/gas.

I do believe BBB lives in the Dayton area. But, it would have to be one helluva a deal to land some property in Dayton. You have the Flyers, and, well.......that's it! lol They've been doing construction on 75 FOREVER! Trade those 2 in for some property in the 45202 area in Cincinnati and you got a deal

I was trying not to be too judgmental, but from what I saw on google earth it looked a little run down of an area....

I would happily pay for your mileage and and throw in some extra for your time. Pics would be great, especially to make sure the place isnt burnt down. I will keep that option in mind... Thanks!

There's a big Air Force base in Dayton...plus University. Probably a good place to own rental property.

There are still some nice areas in Dayton.........the reason I am still here is the convenience....stores and bars mostly.......but I would not buy here now and will probably move to Kettering or Centerville pretty soon.....lots of nice suburbs around.......if you have an AR15 or AK47 the suburbs are for you because we have the much dreaded assault weapon ban in this city
