In Phoenix.

Ive bought and sold 8 houses in this market. Ive worked with realtors. Ive worked with appraisers.

When appraising a house, value gets added to the home if it includes an in-ground pool in good order. This is 100% fact.

From a monetary standpoint, it’s a poor investment

however if you plan on using it personally for many many years, then the investment pays dividends.

My typical weekend over over the summer consists of going in the pool with the kids, listening to music, read a book, having cocktails in the pool, and then bbq. I spend hours doing this and it’s 100% enjoyable. We’ll have friend over, the kids have friends over, and everybody is having a fun time!!

if you are only thinking “if I put 40k into this pool and only get 15k back, then what is the use?” Then it’s a no go for you.

This is how I see it. I plan to either buy a house w/ a pool or build one (when we move back to Florida). If I build I plan to do a lap pool w/ a bump out - so I expect to spend $60k+ and I have no issues w/ it at all. I'd be in it practically everyday, especially for swimming laps. We'll be in the Tampa area, so unless it's heated it won't get used for 3 or 4 months (because, yes, it does get cold in Tampa - I'm amazed how many people not from Florida think it's always sunny and hot and there's no winter at all). Anyhow, I've had a pool in Florida and I know it's a worthwhile investment, especially if you plan to stay in the house for an extended number of years.

Yep. It also limits your pool of buyers when selling. No pun intended. More folks would rather not have one than have one. I’m currently looking to add another house to the portfolio, and I normally keep scrolling if it has a pool, priced right or not...

My pool is actually freezing (no matter the outside temp from Nov-Feb. In fact, when we know its going to be a hot weekend, we'll turn on our heater the night before (if we remember). There have been plenty of times where i'm at the fields all day sweating and i'll come home to a freezing pool. Feels good for 30 seconds but not that enjoyable.

However when the weather is cold out, i LOVE sitting by the pool. Its beautiful outside and the pool just totally relaxes ya.

My next move is an outdoor tv for football season. I currently have the XM app so i can listen to games but i want to watch em

When my wife and I decided we weren't selling our home we 'busted out' and put in a 20,000 gallon fiberglass salt pool with a heater, rock feature, waterfalls, a grotto, cliffs to jump off of, lounge areas you can just sit in and let the water run underneath you. It has a 15x15 cabana that seats 8 and has a TV, a 220 sf foot covered pavilion with a seating area, changing room and bar area with a fridge. We went contract price and thank God because my builder went way over budget. It cost over six figs and I would do it again in a heartbeat. We host many pool parties and we're having about 20 people over in about an hour, my kids and their friends use it every day they can. We live in Western Virginia and the pool is open from April through November, about 250 days a year. But, if we weren't planning on leaving this house to our kids, there is no way we would've done that.
