Anyone ever buy foreclosed propertys from a bank?

Might be involved in some cheapass houses that are being sold for much less than their value.

Problem is one of the property's i am looking into is a six family apartment with tenants who arent paying rent really and if they arent i would like to kick them the fuck out.

First this is ghetto town and how do i go about kicking them out if they dont pay rent?

my humble suggestion would be to talk to a real estate lawyer. he should be able to give you lots of info on how to deal with this

the problem about buying properties from banks is that they have......soooooooo many freaking properties right now .......that it takes a while for them to get back to you

contact the sheriff...will kick them out while theyre eating breakfast whether they are fully clothed or not.

you have to evict them. Generally it is a pretty quick process (about 30-45 days in total, depending on state). In residential matters you can usually find an attorney that will do it for a pretty cheap fixed fee. After you get the judgment and if they don't move out, typically the sheriff will go to the place and physically evict them.

It's usually pretty cheap, quick, but a pain in the ass. Often times they destroy the place on the way out and you are left fixing it on your own dime. You could go after them, but most of the time they have no money and are pretty much judgment proof. Talk with an attorney in your state before buying so you get an idea of timing and cost for evictions.

Took a trip to see the property and they really cant do more damage to the place than already is.

But it is a 6 family home so people will pay rent to live somewhere.
