Question about "renter's rights"

Seems that the owners are interested in selling the house I just recently moved into. I find that very suprising since when we were discussing the details of the house he asked me how long I was planning on living there, I answered two years and he seemed to be very happy about that. Fast forward to this morning when he showed up with some potential buyers. He said he was showing them the property but they probably wouldnt buy it right away, but if they did he would find me a new place.

New place? WTF? I like the current place thank you.

After they toured the property he asked if he could show them the inside, which I declined, actually I told him he could show them the house next June when the contract expired, and I dont appreciate him bringing strangers into my yard. He said he wouldnt ever bring anyone in but will continue showing more people the property. I asked him if he was going to be buying darker curtains so that people wont be peaking in my windows, he played it off like it was a joke but really what do you think is going to happen if a perspective buyer cant enter a house, of course they are going to be looking through the windows and tha tI dont like.

Any been in a similar situation? Can this guy throw me out before the contract is up? How should i handle this?

first of all there is something fundamentally wrong right now

you just moved, you say the contract expires next June or something

ANY renting contract is for three years minimum PERIOD. that is what the law says. it doesnt matter if the contract says its valid for 1 month , 1 year or 1 day....by LAW its 3 years.

about 'finding you a new place' you are not a newbie so you obviously know that is BS talk and its purpose is that you shut up about it and not have a fit

as to you denying entry......that part I am not so sure, the landlord (only him not him plus more 'guests') can inspect the property so I 'imagine' that he could take pictures to 'document' the condition of the house ...and use those pics to show them to the prospective buyers

Realistically....in these cases........and because the subject is rather important.....I would ask a lawyer OR buy the law regarding renting and give it a good read (ley de inquilinato, specifically the part about desahaucio which is the legalese for eviction)

Thanks for the input. Honestly the house is nice but not worth the 150,000,000 colone price tag he is putting on it. I doubt anyone is going to invest a qtr million dollars in something they have only seen pictures of. What is really killing me is the amount of labor I have put in the back lot in the last week and a half, i got cuts, blisters, and scrapes everywhere. Now this motherfucker is bringing people back there and their all "ooh this lot looks nice", and it looked like crap 2 weeks ago before i cleaned up all the garbage and burned off all the loose brush that had been piled back there.

BTW it just figures, every other day my girl and I talk about what a great house we found, thank god we're finally comfortable, isnt it great the dogs have all this room, ect....

If they buy your rental contract is still valid and the new owners will continue renting the house to you until it expires.... that is how it works. Next time he comes around just tell him to schedule an appointment when he has potential buyers so you have time to put your bong away and cover up your zebra striped thong if thats what you're worried about.

Its not so much im worried about them seeing anything, its just i dont want anyone to buy the house. I want to stay for a few years as originally discussed with the owner.

article 70, states that your contract is for at least 3 years regardless of anything else

article 75, says that your contract remains valid if the property is sold

article 121 says that they can kick you out so that the owner or relatives can use the property but it also says this is only for 'casas de bien social' or in other words, cheap properties which obviously dont cost 300k .......

that article 121 is the one I would look to get confirmed by a lawyer that we are interpreting correctly

Thanks, I would have been searching forever to find those articulos. We have lawyers in the family so I will have them verify that we are protected by those laws. Sucks though if I get stuck fighting for my right to rent.

Yep...And remind him that your young hottie wife has strict demands that you beat that pussy senseless at least twice a day, but that the hours vary.

Prospective buyers could be turned off if they heard a woman screaming, "Hit it harder!" (en espanol of course) as they entered the front yard
